The annual assessments for the Meadows Homeowners Association have been mailed to all homeowners. Please keep an eye out for your notice, which includes the annual assessment fee and sewer fee details for 2024. Payments are due upon receipt.
If you do not receive your assessment notice within the next two weeks or have any questions, please contact the HOA Board.

Annual HOA Meeting Summary
The 2024 Annual HOA Meeting was held on the evening of April 22, 2024, as scheduled. During this meeting, HOA members elected a new board of directors. However, due to a lack of quorum, the proposed budget for 2024 could not be approved. Consequently, the new board scheduled a follow-up meeting in accordance with Section 4.5 of the covenants.
This follow-up meeting took place on June 10, 2024, where a quorum was achieved. At this meeting, the annual budget initially presented on April 22nd was approved. Additionally, it was decided to install 15 mph speed limit signs throughout the subdivision. The cost of these signs will be covered by a voting member and will not impact the subdivision funds.
Assessment Update
During the June 10, 2024 meeting, the annual assessment fee was increased. The new rates are $300.00 for each improved lot and $150.00 for each unimproved lot. This increase will take effect in the next billing cycle. For further details, please refer to Section 4.2 (Purpose of Assessments) and Section 4.8 (Effect of Nonpayment of Assessments: Remedies of the Association).
The sewer assessment will remain at $150 per year for improved lots and $0 per year for each unimproved lot. Please refer to Article VIII for more information regarding the sewer assessments.
Lot & Yard Maintenance: Section 13 of the HOA covenants clearly outline the responsibility of all property owners to maintain their yards and surrounding areas in a neat and orderly condition. This includes the regular removal of weeds, overgrown vegetation, and any debris that may detract from the overall appearance of our neighborhood. Maintaining the aesthetic appeal of our neighborhood is important for our property values and the enjoyment and satisfaction of all residents.
Neighborly Recognition: Please send the Board an email if you see a neighbor stepping up to help our community. We would like to recognize folks who are doing good things for the benefit of all on this site.
Animal and Household Pet Restraint: One of our goals is to ensure a safe and neighborly environment for all our members, their children, and their guests. Please review Section 6.3.8 of the HOA Covenants & Restrictions regarding our responsibilities as tract owners to keep our animals and household pets restrained.
Assessments: The Board has had several inquiries about HOA Assessments. Details about assessments can be found in the Covenants & Restrictions we each agreed to follow when we purchased our lots. Please refer to Section 4.2 Purpose of Assessments as well as Section 4.8 Effect of Nonpayment of Assessments: Remedies of the Association for details.
Septic Systems: If you're connected to the community septic system, please remember to have your septic tanks pumped out every three years at a minimum. Maintaining the health of the community septic system is in the best interest of all connected homeowners. Let us know if you need help identifying potential vendors.
